The government opposed the first project in Zvërnec: Buildings of up to 8 floors in the protected area

The government has opposed the first project proposed for the tourist development of Zvërnec. Documents published in the “Flamingo Mirror” show that hotels, residences and buildings of up to 8 floors were planned there, on a territory that turns out to be protected.

And it was precisely the area’s status and the risk to the environment that led the government to oppose this variant.

Meanwhile, documents of the National Agency of Protected Areas show that the surface of the first project lay within the “Pishë Poro–Nartë” Protected Landscape and touched two natural monuments, the Limopuo Lagoon and the Molassic Hills of Zvërnec.

This territory has dunes, migratory bird habitats and rare biodiversity. The institutions’ concern was that construction could affect these habitats, but also bring water pollution and damage the balance of the Narta Lagoon.

For this reason, the project was not considered acceptable in its initial form and a more in-depth environmental assessment was requested.

The documents also show what this project envisaged.

“Zvërnec Peninsula” would extend over about 266 hectares, with 1.7 million square metres of construction. Around 771 thousand square metres would be taken up by residences, while 292 thousand square metres by hotel structures. Buildings were planned up to 8 floors, with a maximum height of 39 metres, alongside recreational spaces and a marina.

In Sazan, meanwhile, the situation is different. The project linked to Jared Kushner does not extend into the island’s protected land area, but here too the documents set clear limits.

The Institute of Cultural Heritage requires monitoring because of the high underwater archaeological potential. If findings of importance are discovered, the project may change and the cost remains with the investor.

The agreement also stipulates that there will be no intervention in the water surface around Sazan, part of which lies in the Karaburun–Sazan Marine National Park.

The investment in Sazan is planned on a space of about 45 hectares, where tourist structures, residences, gastronomic facilities and marina interventions will be built. The development will be divided into three phases.

The project envisages around 1,000 jobs and 2,651 square metres for beach stations, as Top Channel reports.
